Many appraisers have abbreviated their narrative to avoid allegations of nondiscrimination. However, each appraisal workfile needs support for narrative, analysis, and conclusions, including the neighborhood, market area and any market condition adjustments. Freddie Mac issued an article in January 2023 about the importance of market condition analysis, in all markets. This seminar reviews basics for neighborhood analysis, along with developing support from InfoSparks and MLS Stats.
